After taking a job and moving, I am leasing my home in Louisiana. I have had some problems with renting and wish to sell my home, but have a 1yr contract with the current renters. If I sell my home does the contract have to transfer to the buyer. If so, can the buyer make any changes to the lease? ex. length of lease, or stipulations of eviction.

Thank you for any help you may be able to give.

YES the lease AND the security deposit gets transferred to the new owner....and the new owner cannot change the terms of the lease untill it expires

If the potential new owner wants the house vacant before they will close.....then YOU will have to PAY THEM to move.

You can Start with:

Paying All their moving expenses, ALL of there deposit back at least a month or two of "Free" rent...that would BE FAIR!
