Transfer of seasonal home between siblings

What is the name of your state (only U.S. law)? seasonal residence in PA. I reside in NY, other owners in PA>

Background:
My husband and I and My husbands sister and her husband own a seasonal home that was gifted to my husband and his sister by their family. The sister no longer wants the seasonal home and wants to get her and her husbands name off the deed. She wants NOTHING to do with the home (she no longer pays taxes, upkeep, etc). We and She/husband want to get their name off it and keep our name on it without any additional tax issues, legal issues, etc. I would like to make sure we are protected so she can not come back in years from now and somwhow want the property back! What is the best way to transfer the deed to us? Quit claim deed??

There is no mortgage, it was gifted to us by his family? I think that's what it is called?

**A: then the proper document would be a quit claim deed. Use an attorney to draft it though.
