I am trying to find a way to keep my Wife's family from getting into a huge train wreck over her parents home. Here are the particulars:

The retired Parents needed to get some cash out of their house but they were not able to quailify, so their Son had them deed their house over to them and took out a mortgage, in his name, on their behalf. They are making the monthly payments to cover the mortgage.

The Parents have expressed, that upon their death, the value of the sold house wll be divided 4 ways (3 daughters & son).

The Parents claim that they have asked the son to show them the deed so they can have it quit claimed to show the 4 children as the Owners of the property. The son is not cooperating to get this done. I guess why should he, as he is showing as the title holder of a $200,000 home and land that he didn't pay a penny for.

Do you have any suggestions as to how to get the property in the name of the four children?

**A: sorry, I don't. Well on second thought, maybe the 3 children daughters could make an offer to buy the property. After all, the son has sole ownership.
