What is the name of your state?California -
Our house has NOT closed escrow, the buyer has put up christmas lights a week ago, moved in her stuff and we have no idea how she got access. No one gave her authorization to move in, We still have all keys. We are still legally responsible for this property and now live out of state. WHAT DO WE DO? What do we have the RIGHT to do? ps...she is in law enforcement

I'm not sure what you actually should do but what I would do is contact my realtor and ask just WTF is going on. I'd also contact the buyer (do you have their number?) or their realtor and ask WTF they think they are doing. Their realtor may have no idea but he or she could pass along a message that they need to get the hell out until escrow closes or be charged with breaking and entering and/or trespassing.

It doesn't matter if she's in law enforcement! It's YOUR house & she tresspassing! Have her either make a rent payment to you this month or have her arrested! Immediately call your realtor (if they're not available, call their broker) and DEMAND an explaination on who gave her the keys!

Got my answers...

:mad: My husband and I have since contacted our realtor, her bank, HER....and the local authorities (california - worthless like usual). Even tho she (the buyer) stole the combo to the realtor's lockbox and helped herself into our house, she is only Trespassing in the eyes of the law since she hasn't "stolen" anything. This would only result in a ticket ($100-350) and WE would have to fly down there to appear in court against her. The only option we had was to make our realtor meet her at the house, remove all of her belongings, take down the christmas lights she had her friends hang.....and risk any of them being hurt since OUR homeowner's policy still covers that property. Tell me where the system helps those who need it please!
