under the table commissions?

What is the name of your state? ks

I was approached by a broker/agent who is part of a well known real estate agency. He knew I might have a house for sale, and offered to find a buyer for about half what his agency charges, without listing with his agency, thereby giving himself his cut, but not giving his agency any proceeds.

Is this right? Could it come back on me if I accept his "help"?

Also, this guy is disorganized, apparently lazy, absent minded, and often makes large errors in his sales... I know these things from personal experiences. I don't want him as my agent, although I wouldn't mind him putting me in contact with potential buyers if he runs across them, and paying him if he actually has anything to do with a sale. I just don't want to pay him and still end up doing all the work myself. He's done THAT to me before. If I do a verbal agreement to let him talk to people about the potential house for sale, will I be held liable for the percentage if I sell FISBO as planned?

**A: Listen. wake up and stay away from this bad news agent.
He does not deserve to have a real estate license.
