What is the name of your state (only U.S. law)? TX

My parents put a 30% downpayment on my home in 2009. We got married summer 2011, then my wife moved in. Does my wife have any entitlement to this property? The mortgage payments per month is 750 and she has never put any money down for it. The home has my parents name and my name on it.
There is also approx 9,000 of debt/loans.
What would happen if I started to go through a divorce. Who would get what? Does the debt split? The debt did occur during the marriage period.

Wow, 9 whole months, you really gave that the old college try

She would be entitled to half the equity in your portion of the house that accrued during the marriage. As well as half of all the other marital assets and marital debts.

I agree. However not much equity would have accrued in 9 months...and maybe none in today's market.

To clarify, it would be either half of half or half of a third, depending upon how ownership is split between he and his parents. Either way, unlikely to be anything, as the market has had negative growth in that time..

Texas has no-fault divorce, which has the expectation of a shared (50/50) distribution of any community property.

However, in Texas, you can still file for divorce because of adultery; if the Court grants a divorce on adultery grounds, the Court does not have to split the marital property 50/50; it's within the Judge's discretion to decide on an equitable split....

You'll note that I said half the equity of HIS PORTION. And I thought it was implied that there would be little to no equity in such a short time.

Why would the poster want to stay married to an unfaithful wife?

He ought not be chastised for not "trying" long or hard enough. It's his life, his choices.

One wonders why they got married in the first place and whether she cheated before they got married....they were married for less than a year, what could have changed?

Does it really matter? He no longer wants to be with an unfaithful person. End of story.
