I live in Los Angeles County and have resided in the same apartment for 11 years. My apartment building was sold to new owners 2 years ago. (The new owners are trying to demolish my apartment building). The landlord raised the rent 30% last year!!! I have paid my rent on time for 11 years and have paid all of the rent increases. The landlord offered me a 6 month lease three weeks ago but I did not sign it because I do not have heat and will not sign a document that states that I accept the premises as they are. I have been trying to work with the new landlord to allow them to correct the conditions....they would not install heat. I finally told them that I was going to have to call the health department. I was served with a termination letter 4 days later. The health department did cite the landlord the morning after I was served with the termination letter (3 code viloations in my apartment).

The landlord is now correcting the problems. What do you think my chances are of winning an unlawful detainer suit?

We just want to stay here until they receive the permits to demolish.

P.S. - I am the chairperson of our tenant's group!!!
