Unmarried couple buying home

new york state; purchasing home with boyfriend. please describe legal differences between title being held by couple where both people own home and need approval from other to sell, and where both own but one person can sell "their half" of interest. please indicate legal terms relating to this area. is it recommended that one person have name on title and after marriage change title?
