What is the name of your state? California

Currently I am in a Trust with my Dad on his home. We filed the Trust through a Title Insurance Co..A percentage of the property is to go to my siblings.

My question is: About 1yr ago I was contacted by my siblings and they tricked my into giving them my SS#, subsequently they removed me from the will etc.

1yr ago my siblings supposedly executed a Grant Deed with my Dad and left me out of the will etc.. However, I have done research with a title insurance company and nothing has been recorded by my siblings regarding the property.

My Dad just now caught wind of what my siblings intended to do and he is outraged. So, he contacted an attorney and had the POA, Trust, etc put into my name with a percentage going to my siblings.

If my siblings have a Grant Deed dated 1yr ago, but did not file with the county recorder, do they have any recourse?

Do they own the home? or do I or the Trust own the home?

Can I sell the home or refinance?

What are my potential concerns (ie. Cloud on title, lawsuits etc)?

Not if the deed was changed to the trust.

The home is the property of the trust if the deed was changed putting the property in trust.

1. It depends on the terms of the trust.
2. If you can get a mortgage on the property in the trust which is hard/unlikey to do.

Deal with potential probems if they become real problems.
