Verbal Agreements between LL & Tenant

Hello, I have a question regarding verbal agreements. I tried posting before but I must've done something wrong, so I deleted that one and here I am again! Anyway here's the sitch:

I have been renting a room in a house (the landlord rents out by the room), and my lease is up in August. I put an ad up on Roommates.com to find a cheaper place in August when my lease is up. My landlord saw my ad and offered to show me some rooms he had in other houses that were a little cheaper. I figured that would be fine, so I agreed. I went to look and found a room that I liked that was in fact slightly cheaper and I figured what the heck. On top of that, the landlord offered to let me transfer my lease over, as long as I signed another lease, so we agreed that I could move June 1.

Well I have been calling and emailing (even sent a note with this month's rent) asking when we were going to sign a lease, just because I knew I would feel better about having everything in writing and making it a done deal. The LL was really busy, and just kept telling me not to worry about it, that we were still on for a June 1 move in.

Well the LL called me today and told me that his wife has rented out that room already, not realizing that he had already promised it to me. He says that he's fairly certain that the girl is going to flake out so it shouldn't be that big a deal. He should know something in 2 weeks. When I asked him what would happen if she doesn't back out, he just said that we would cross that road when we came to it.

Well obviously I'm left slightly shaken by this. My plans to move this weekend are obviously cancelled, and I'm left unsure whether I'll be able to move at all. I have decided that at this point it's probably just worth it to stay in my current lease and get out in August like my original plan was, but I want to be sure that he's not going to try to hold me to some kind of verbal agreement since I told him I would sign a new lease.

Good decision, a verbal agreement is worth the paper its written on. Be sure to give your landlord 30 days notice in writing that you will not be renewing your lease
