Hi everybody, I am looking to purchase a property and need to check out the legal liabilities involved in that. I don’t know what exactly are the legal issues that I am going to face … but need someone to take care of that … Need your suggestions on this!!!What is the name of your state (only U.S. law)?

Im a real estate broker and there are some concerns you may want to address. Is there clear title on the property, any liens, encumbrances, limitations? Is the property buildable, if you want to build? Are you planning on financing it? Check out availability. What is it zoned? Are you expected to pay closing costs? if so what are they? Do you have minieral rights? water rights? Are you bidding on the down payment only? This is something you could find on ebay...and above all...visit the property before you bid or make your bid contingent upon walking the property. A good local Realtor can really help you determine if it is worthwhile or not. After all, you don't want to end up with the side of a mountain!:)

Kimberly, check out the state real estate licensing site. They will usually post helpful infomation for consumers and you may also want to take a look at the NAR, National Association of Realtors site. There is a consumer section as well that can help address some of your questions.
