What is the name of your state (only U.S. law)? Indiana
Just purchased first home a week ago. Yes I got an inspection within the first week of purchase agreement. And reinspected 3 weeks before closing. And no the inspector, who was very recommended and certified did not see the code violation due to it being behind a plywood wall. ISSUE: we highly suspect the seller cut aluminum wiring to connect with copper but did it in a very dangerous and illegal way. After first inspection we asked seller via contract to have two electrical problems repaired by electrician. Also asked for certified HVAC and roofers to repair/replace certain items. Seller countered with no electrician but would get warranty roofers and HVAC, he would do electrical repairs. Repairs were a double tapped circuit and the dish washer wired wrong. None of our paperwork states the seller did the illegal electrical work, however verbally through multiple people suggested he did but can't prove it either. Disclosure sates he didn't know if there was aluminum wiring in the home. Discovered problem after A/C and furnace went out during vacuuming. Have electrician repairing electrical wiring tomorrow for $1800. I want my money back. If the seller had left electrical alone there wouldn't be a repair needed. I need ideas on how to prove this. Also seller bought house in Jan to flip property. House has sat empty for 1 1/2 years. Bought as forclosure. What is the name of your state (only U.S. law)?
Adding to make clear: what needs repaired is every connection at the breaker box. A new copper breaker box was installed to make it look like house was rewired. After removing plywood above breaker box did we discover that most of the house is done in aluminum. Copper was connected to aluminum the wrong way and now I have to pay to make it right.
