Water damage caused by HVAC

What is the name of your state? Virginia

My parents sold an investment property on June 16, 2005. New HVAC system was put in September '04. Tenants lived in house from Oct 04 until mid-March 05. Our handyman repainted, recarpeted house and used the unit for around 30 days or so. No problems at all. Last week the new owner called and stated that the ceiling in the bathroom had fallen in over the sink, because the air conditioning unit had leaked in the ceiling. According to a friend of hers, the pan was not in the proper position. We made contact with the company that put the system in, and they have yet to go out and check it to see what the problem is. Today, new owner calls, and says no air in masterbedroom, unit running all the time. I gave her the number for another company that does warrantied work on Rudd products. My question is what is my parents liability at this point? House was sold as is.

Thanks!
