I want to excavate my back yard but irrigation company has 2 pipelines going through property, I offered to pay to move the lines out of the way but they refuse. They claim they have right of way. Can I force them to let me move the pipes?

Title search does not include right of way

I have a title search, the only right of way or easements are a 10 foot easement on back of property, and a 7 foot easement on front of property. The irrigation water lines are not in either of those easements.

Now you need an attorney to review the title report, the as-built conditions and the history of the pipes and the irrigation company.
