Haven't paid mortgage in around 1 year.

Any way to expedite foreclosure?

Home is in Suffolk County, NY. Mortgage with lovely Bank of America.

But, no. There is nothing you can do to expedite foreclosure. The only thing an owner can do is slow down the process, not speed it up. (Well, beyond cooperating with the bank on filings.)

Approach BOA about a deed-in-lieu of foreclosure. The worst they can say is "no".

The problem with a deed in lieu solution is shown in the OPs OTHER thread which zigner refers to. The reason the OP want this done is that the HOA is going after him for fees. I suspect there is already another lien on the property.
