I live in Virginia.

What is considered to be "reasonable wear and tear"?

VA law states that the landlord may apply the security deposit to cover any damage to the apartment, less "reasonable wear and tear". I've been living in my current apartment for 3.5 years and will be moving out next month.

What would be considered "reasonable wear and tear" for my situation? Is there anywhere I can go online where I can find a more detailed definition?

I'd be interested in knowing this for Michigan, too. I would hope they take length of residency into account (living somewhere for 1 year would have less wear and tear than someone living somewhere 4 years)...hoping that a 4-year resident would be "allowed" more leniency than a 1-year resident.
