Long story short: My Cousin my Husband and Myself are all on our 1 yr. lease. We had a verbal agreement about how much of the rent she was paying every month. She has been short almost every month (since Aug 06) My Cousin came by today (she walked out of the house 2 weeks ago and has not been home or called till today) and said she will be here on Sat to move her stuff out and will not be paying another penny.
Legaly what can we do?

Have the sheriff there to serve her with Small Claims Court documents for suit for the amount she owes...otherwise,
make sure you know where she has moved OR where she works and file against her each month....once she is gone, find another roommate ASAP.

What the CPM said, however I do think in CA that small claims red tape does call for a protocol that might not just go right from ticked off to sheriff.
Read up on it a little. You know of course, that the lease is payable now by you and your husband and you cannot just pay your two thirds, do not make the landlord go after the cuz, they do not have to.

Google up a whole mind-boggling worth on CA Small claims. And YES try to get a decent nice (hint) non-family... Roommate to help if the slack is making you think that this Easter is making you think you are not going to get enough Peeps. I love those marshmallow things. Also if of another religious persuasion..Not of the "Easter kind" ... You can still eat the peeps. They are non-whatever. ( Bunnies and Chicks are spring-like) and... Just yummy. My dentist loves when you eat them!!!

Good luck post back, we like to hear about any kind of thing on the way, it can help people. Sorry it was family. Mine was not, I gave up because he was going thru a divorce and well... I am like those peeps/ I am crispy on the outside and soft on the inside. The landlord got away with it.. cause he was a nice enough guy.. just greedy. You seem to have a legit claim as the hurt party in this small claims sitch but ... Dudette. small claims is not always in our corner... no matter who you are to sue.

I think it is otay. Eme is a peep girl.. And prob likes the after Easter specials too. She got the gist of what to do.

I always get to shop the after holiday specials because my girl gets me after Dad.. It might sound sad but he got/gets her first.. No skin off my back.. I get the DEALS.. Now in college no basket just wallet. Eeek!
