What is the name of your state? Florida

My father died 1 1/2 years ago. My stepmother died a couple weeks ago. We have looked at the Escambia County Clerk of Courts web site and it doesn't show a will or trust having been probated for my father. The house is still showing as "Father X & Stepmother X" on the property appraisers website. We think the stepmother may have never probated.

If there was only a trust, would a court record be present (not a copy of the trust, just that the trust had been filed and executed)?

Should the stepmother have done a Quit Claim to get the house in only her name?

If she never probated, will we have to probate Dad's first (try to recreate what things look liked at the time of his death) and then her will?

I live in South Florida. Should I look for an attorney in S. Florida or in Escambia County?

Get an attorney in the same city or county as to where the death occurred. Probate is still needed on this since it's real estate.
