What is the Cheapest Safe Way to Transfer a Bare Land from Father to Son

What is the name of your state? NV

There is a .3 acre bare land which my dad bought for me in his name, because he could get a loan on it. I have finished paying him back, so there is no need for an escrow service because he already has all the money. I was wondering what is the easiest, cheapest, safe way to transfer the property into my name?

Can we just go into the County Recorder’s office and file a quit claim deed?

Do we need to go through a title company and get title insurance?

My dad seems to think we need a real estate agent, but is that really necessary or beneficial?

My dad just wants it done right so as not to be liable in any way. I want it done right as well, but am just trying to do the research as how to do it right for as cheaply as possible as I don’t really have any extra cash to burn for no reason.

A quit claim would be sufficient...I'd go for a warranty deed. While you don't need a title company to handle the transfer, I HIGHLY A RECOMMEND OWNERS TITLE INSURANCE POLICY. Depending on what the local custom is in your area either a title/settlment house or a lawyer can prepare the deed and arrange for the title insurance.

A real estate agent would not be useful at all in my opinion.
If your father wants it done right, get a competent real estate attorney to set things up.
