if a 30 day notice supposedly doesn't get a tennant out, then what else can we do to get someone out that none of us want living there anymore? I live in Long Beach, CA. Please post some informative information that will help us out!! Thank you, omega

No you can move the stuff out of the apartment and change the locks if you wish,

BUT the tenant can have you arrested for doing that since it is ILLEGAL, so if the tenant is in jail for a while or dissapeared to parts unknown.. you might be able to get away with it.

And the tenant can sue for for all the damage, done to the stuff, and in some states get TRIPLE damages against you..

And if you didnt put ALL the tenants name on the eviction notice or John and Jane Doe..then it may not hold up in court. And was it served by a licensed process server? And did you send a copy by regular 34 cent mail AND certified mail return reciept.... you need to do all of that to cover your rear.

so do you feel lucky?
