What is the name of your state (only U.S. law)? NV
I am in the eviction process to remove my tenant since she didn't pay this month rent. What should I do if she damage my property due to she is upset? Also if she pays partially at the last day, can the eviction continue?

Thanks for your help.

DO NOT accept partial payment!!! It stops the eviction procedure and you MUST go through the entire process again.

If tenant damages the property, remove it from the security deposit as deemed per your states LL/T laws. If the damage goes beyond the SD, you can sue in small claims court up to the maximum allowed.

Be VERY careful in your documentation and follow the LL/T laws to the dot!

You do just as any other landlord.... file a lawsuit against her to attempt to recover your damages.

No. If you accept ANY payment, the 'current' eviction process is waived and you will have to start all over again.
