When can they start showing the property?

What is the name of your state? CO

I got a message today from our landlord that they intend on selling the house we're leasing. Our lease expires Oct. 31. In previous leases I've had at other properties, it's always indicated that in the LAST 30 DAYS of the lease the landlord could show the property, with 24 hours notice, etc. This lease, however, doesn't state that. Does that mean she can start bringing prospective buyers over whenever she wants, even now? We were expecting the property to be sold, but weren't expecting it 4 months before the end of our lease.

with reasonable notice your LL can start showing the unit now. Look at it this way . now you have good reason to begin to look for a new place so you can give notice in enough time to move at the end of the lease and not get into a new one at the same home.

Was this in regards to prospective tenants? I suspect so.

Selling the house is a different matter. While interviewing prospsective tenants, it would only make sense to wait until near the lease end. If the house is being sold, it would make no difference in respect to the lease termination.

Dang... that's going to be difficult. Oh well... both my husband and I work full time, and we have 2 kids (one is a toddler)... the house isn't always in exactly *showable* shape... it looks lived in, and quite honestly we don't have time to keep it in tip-top shape either. ~sighs~ Oh well... I almost wish they'd offer to let us out of the lease early... we're tired of dealing with them... they were giving us a hard time over late fees (*their* copy of the lease had a differently late fee term written in), they haven't fixed the water pump so we sometimes don't have water for days until WE are able to put more air into the pump, etc. Bleh. Oh well. Thanks for the answers.

It's not your responsibility to keep the house in "tip top shape" for showing to prospective buyers. Live your life and if the owners don't like it, maybe they'll be more willing to let you out of your lease early.
