the first of November we rented a house to some people and they loved it. They were responsible for all maintainence of said house. They signed a 6 month lease on afore said house, paid first months and security deposit of same amount so we would keep the house until the 1sst of January. They now want their money back and do not want to help fix the frozen water , which was a direct fault of theirs, from leaving the house opened up underneath the crawlspace. What can I do in this incident?.

Did the tenants sign a written lease agreement? If so, the lease may not be enforceable if in violation of L/T laws.
