Who is liable? Condominium or me?

ISSUE:

Two weeks ago, while on a business trip in the UK I was notified that my A/C blower unit had leaked and that it was causing damage to the unit below me (I live in a condo).

Upon returning I was told that I needed to provide my homeowner's insurance details so that the resident in the floor under me could issue a claim.

My insurance agent advised me that since my building has "CENTRAL HVAC" system, my insurance is not liable for any damage.

The property manager of the building tells me that she always deals with this issue and that any leaking of the blower unit (since it is part of my property) is my responsibility.

COMMENT:

1. Since the cold air that is fed through the pipes is what led to the condensation, is it not the building's responsibility.

2. My A/C unit was not on when I left

3. I followed the instructions of replacing the filter and placing a "pill" that decloggs the drain, away from the drainhole 2 months prior to this incident. Since I followed directions, I do not see how I can be deemed "neglegent."


SO What am I missing? Who's responsible for the damage?

This is really a real estate question, but if you have your own homeowner's / condo-owner's policy, report it to the insurance company and let them help you deal with it.
