who pays for the buyers realtor??

I live in PA .we are selling our home and are not using a realtor. last night we got a call from a "buyers realtor" who has a client interested.She said that her usual fee is 7% but as she is not working for us we would only have to pay 5%. If they hired her should they not have to pay? Please reply as they are coming to the house this weekend. What are my options?

Generally.. a seller will pay their realtor 6%. If a buyers agent is involved then the selling agent will split the 6%. Each realtor getting 3%. If a buyers agent is involved in your sale, then you will need to pay the agent. However, I do not believe you should be paying 5%.. tell her 3%.

Or you can refuse to deal with any realtor..

thank you Legal beagle for answering my query but I understand that if I had an agent selling my home we would have to pay I purposly did not get a real estate agent for that reason, and priced the house with that in mind. As we are selling the home ourselves and this is a BUYERS agent should we have to pay anything? Otherwise it doesn't make sense to go the "for sale by owner" route
