What is the name of your state? CA

I bought a house last year 6/24/2005, with 1900 square feet on both MLS list, flier. And also 1795sqf living area(I believe that's included two garage) + addition 105sqf add on show on the application for building permit. recently, i'm selling the house and my buyer find out that the actural living area for this house is 1589sqf plus 105 addition. There is 206sqf difference. The buyer now cancelled the escrow. Who's responsible for the loss? What should I do?What is the name of your state?

Different measurements are common on property. I would have ask the potential buyer how the measurement was determined.

Sounds like The building permit is based on the entire square feet including the garages.

So no one is really responsible if you want to try and pin the loss on someone.

I appreciate your advice. My agent has told me that the size of garage should not included into the living area when measuring the house. My very next neighber bought their house last year one month earlier than we did at $494,000 (1700sqf on living size, not including garage, almost same lot size). we bought at $567,000. so sad. we would not pay that much if we know the actual size.

Did you buy sight unseen? If yes, you have only yourself to kick. If no, and you didn't miss the 200 sq feet at walk through, what does it matter?

Agreed! Most people do not buy a house based solely on the square footage!

I sure didn't! Actually, I've been in mt home ten years, and EVERYTIME anyone tries to calculate sq. footage, it comes out different. And I don't actually CARE what the sq. footage may be. I'd rather have a solid, well-built home that has a smaller square footage than cheap construction that's larger, for example.

A house across the street from me could be smaller, but worth more than twice what mine is BECAUSE there are many other factors that affect value, such as view and location.
