Hopefully, this is the right place to ask this.....

I am a homeowner, and the house next to me is a rental. I have a situation where the child of the tenant there has done damage to my property. I was an eyewitness to it as it happened. The tenant has been dismissive when I mentioned it to her, and the landlord has basically called me a liar when I told him about it saying, "They couldn't have done that."

I don't have the incident on videotape, so I guess I have no proof of what happened except for the damage itself, and not the person who did it.

Simply, my question is this: If a tenant causes damage to the property of the homeowner next door, who is legally liable? Would it be the tenant whose child caused the damage, or would it be the landlord who owns the property they are living in?
