(WI) DJDJ, Thank you VERY much for responding, and so quickly.

In response: no pictures. LL has video and pictures.
Premises were NOT cleaned due to running out of time (new residence fell through at last minute, had to put stuff in storage) and LL past record of Never returning security deposit of $550. had more or less resigned myself to not getting security back.

Departure, 12/99. LL responded w/in 21 days with charges of $1840 -$550 SD = $1290,(with * these are not all the charges) but has subsequently claimed 3X that, including three months rent while premises were being "repaired", damages, double carpet cleaning, etc etc etc. LL has charged for TOOLS and equipment (a router! even, ), electrical rental for repair, etc etc. i.e. remodelling.

LL tried to rerent premises in Feb or Mar, at $825 and $725 (we paid $550 rent; -- first last and security deposit on a month-to-month periodic tenancy)

I have a 1/8 - 1/4 inch stack of "proofs" receipts, cancelled checks, etc. some unreadable or not understandable (part #'s) provided with the suit upon filing.

LL failed to provide written statement that tenant has 7 days to inspect property and report condition upon entry. WI Consumer Protection Regulation violation; Remedy: double damages and attorney's fees.

Handwritten "lease" scribbled on LL business invoice, but rent check paid to LL personally, nonspecific, nonstandard lease practice, but did not comply with requirements for written exceptions,

One meter for house and farm; tenant required to pay electric for both, including freezer on back porch,unaccessible to tenant. No specification of same in "lease" "House has oil and electric heat. Owner uses electric fence for horses" is all that was written. Tried negotiating on this, he agreed verbally to pay a portion but never did. electric bills were much higher than represented, especially in December '99 when hot water heater thermostat was broken and water was at 165 degrees, a health and safety issue he was slow to remedy. Still owe utility $800 for electric.

LL charged $160 for "fuel oil in tank not commensurate with level at entry" when no specific amount was mentioned or stated. Previous tenant had left it in there. Landlord had
nothing to do with this.

LL charged $550 (in arrears) for guests visiting at Christmas. LL Was informed of their coming/temporary stay at rental signing, agreed verbally but later denied this;
"Lease" says only three people in house at one time or rent goes up (with an arrow.)
regardless LL failed to give required 28 day rental increase notice.
