What is the name of your state (only U.S. law)? Washington

So my wife and her ex, in their divorce agreement, agreed that he would either sell or refinance their home within two years. He hasn't done this and can't afford to re-mortgage on his salary. Note that her financial input on the home is close to zero as they initiated the divorced very soon after buying it, so there's nothing to settle financially. Which hopefully keeps things somewhat clean. She literally just wants her name off the mortgage. I think it's been about 3 year since their divorce was final.

If he can not get it refinanced, the only legal way would be to file a partition case. Use a specialized lawyer for this.

do I just look for a realtor attorney or is it someone more specific than that? I'm from the UK originally and I think they're called conveyancing specialists.

Google something like: partition of real estate washington

By the way, you don't file suit: she does. This is her legal business.
