Wish to break out of listing agreement

What is the name of your state? COLORADO

We have until August 31st until our listing agreement is expired, but wish to not continue in the agreement with this firm.
It is and Exclusive listing agreement. We would like to try to sell the home ourselves and if that doesn't work then try a Real Estate agent that would work to sell our property.
Our home has been on the market since March and our agent and her office has shown the property 1 time.
We are very dissatisfied with our agent and her firm. We are in a desirable area of town and are not overpriced.

How can we get out of this agreement?
If we take the house off the market, how long do we have to wait to sell the property?

You need to READ you listing agreement and see what it says. My guess, if you want an early out you will have to pay the commission.

The market is dead right now. It's taking forever to move anything and inventory continues to increase. What proof do you have that another agent will do any better. If it's in the MLS EVERY agent in your area knows about is and has the oportunity to sell it.

The market isn't dead everywhere, including here. I will not pay $13,000 in commission to get out of this when it is the Realtor that isn't doing their job and turn around and pay it again. That is dumb.
I don't mind paying the commission if they would just show it and sell it, but they are just relying on other Realtors to do it for them.
I am in a situation that I need a go getter - I have to move and can't afford housing without the sell of this house and my Realtor has known this since March.
Even my Realtor in my new town is having trouble with this Realtor here (will not return phone calls, etc.), so why would I pay $13,000 to get out of a listing agreement and turn around and have to pay it again?
