What is the name of your state? New Jersey

Hi I am new to this forum I've searched the internet for a clear answer but have come up empty.
Here's the situation. My Grandfather who is 82 and on a fixed income currently lives in a 2 family house he's on the 1st floor and there is a family on the 2nd. My grandfather has lived there for about 30 years. He is worried that the current owner who has owned the property for about 20 years is trying to kick him out because the owner has recently discovered that he can get more $$$ per month than the $400 that my grandfather is currently paying. Heres the catch my Grandfather DOES NOT have ANY written lease agreements with either the privious owner or the current one. Everything is all verbal. My question is what type of legal ground does my Grandfather have to stand on ?

Can you explain why the LL cannot get more than $400 from your father? He just recently discovered this?

Need more information.. Then I suggest you also look at NJ LL/Tenant law, though you said you scoured the internet... there are still some dirty spots out there.... so get your scrubbie and go again... :p

I'm not exactly sure as to why the LL doesn't request more $$ my best guess is that since he's been there so long that he's doing him a favor by charging him the $400 per month. As to why the LL just recently discovering he could charge more. In East Orange, NJ there appears to be a push to have LL's fix up and restore all properties that by city standards can be considered " eye soars " because the city wants to turn their image around by building and restoring houses and/or apartments. That takes money and that's $$ that the LL is not getting from my Grandfather. I was thinking of contacting a lawyer prior to a worst case scenario of him being forced out.

This is getting too rough for me and I am not afraid to say so. Hopefully someone from the Garden state will Reply..

As you stated the landlord has probably been doing your Grandfather a favor.

The landlord is not a bad guy he simply wants a more realistic rent income for his property.

Yes it takes money to renovate property and to think collecting an extra $400 a month from your Grandfather is being specifically collected to pay for it is wasted energy, be grateful your grandfather has saved thousands over the years while the owner has lost thousands in potential income.

There must be a ton of equity in the property by now a simple loan or refi with cash out is all the owner has to do or maybe he has money all ready he cannot be that broke if he let your grandfather live in his property for 1/2 price all these years.
