Would my business be legal?

I live in Tennessee and I want to start a business assisting people in renting their homes. I do not have a real estate license, so I know I can't solicit for tenants, market their home, interview applicants, show their property... And much more.

However, can conduct background checks, get their home rent ready, supply them with all the paperwork needed to do it them selves and other things in advising how to become a successful landlord?

Lastly, can I approach potential landlords about the possibility of renting their home?

Nothing you described sounds illegal in most jurisdictions but when you say "get their home rent ready" do you mean home improvements? You will need to check with your local jurisdiction but there are some requirements in some places that any remodeling or improvements over a specified percentage of the home's value be done by a licensed contractor if the property is not the owner's primary residence.

Additionally, be careful not to offer "professional" advise in certain matters that you are not licensed or qualifed to give because it potentionally opens you up to liability. Lastly, there's nothing that says you can't approach any landlord about offering your service, just make sure you're not violating any solicitation laws in your area.

You might find that getting a property management license would not only be beneficial to you for the business knowledge, but it would also enhance your credentials to your clients-----meaning....you would be much more valuable to them.
