What is the name of your state?calif
I bought my property 3years ago and since then have refinaced twice. Now there is a bank which says they want to forclose on me and another person who shows on title with me now for an unpaid 15,000 debt. What part of this is the title insurance company's fault and how do i get them to make me whole?

More details, please.
- Date of purchase?
- How many current mortages are on the title?
- What bank wants to foreclose & why? (are they the current mortgage holder? 1st mortgage holder? second mortgage holder? are you behind on your payments? What are the dates of these mortages?)
- Whose name is on the title?
- Are there liens against the property? (is so, who are they & why is there a lien? what are the dates of the liens?)
- Do you have owner's title insurance? (not just lender's title insurance)

**A: at the time of purchase 3 years ago, did the title report show this debt?

There was no other name on title when i bought the place. Now it is showing that the person i purchased the land from deeded 15% of his intrest away before he sold it to me. Now title report show 3 of us on title but my refi went through jus me.

Contact whoever issued you your owner's title policy and tell them you want to make a claim.

You evaded the question: DID you purchase an owner's policy of title insurance when you bought the place?

And when you state this third person "was not shown on title" do you mean a committment for an owner's policy was issued and they missed this other party in title and missed the debt? Or do you mean you reviewed the last deed of record, and didn't see this party in title? Remember, ownership interests can be in front of the last deed, if all interests were not previously conveyed.

Try'n to keep it short, not avoid questions.

no i did not purchase any title insurance or did i know it was availible or necessary. Now i have to find this other person and buy them or there releatives out. Can i get a loan on my intrest of the property or does my current loan even exist since all liens were not paid or all people on title at time of signing and closing of loan didnt sign. If the title company makes MY current lender whole then do i get to assume the now 1st mortagae since the mortage i took out amounts to a 2nd?
