Am I correct in thinking that the original owner that placed a deed restriction can release that property from the deed restriction, this is not in a subdivision

Thank you for your reply, however this property has only been transfered once, and the original owner is still living, therefore if asked to remove a deed restriction placed by them which affects that property and runs with that title not ownership, can if they wish either choose to remove the restriction free or they may ask for compensation?

Sometimes the restriction will run with the land forever and the original owner may be long gone due to death, property transfer etc. Once the property is sold to the next owner, the original owner has no interest in the property and therefore has no rights to change the deed.
