i am considering purchasing some land that would need an
easement created through another property. what is the
difference between an exclusive and nonexclusive easement.

the owner of the property through which the easement would
be created would like me to maintain 50% of the repair and
maintence costs incurred and 50% of the taxes on the property
that provides the easement. would that give me property rights.
the land is located in northern michigan. :) :)

what about exclusive or nonexclusive easements would
either one of those agreements afford me any more
control of my easement rights or control of the easement property?

1. no because the creation of the easement waives any adverse possession claim you may have.

2. if you do not have exclusive others can use the easement.
