What is the name of your state (only U.S. law)? Indiana

I am getting ready to get rid of my non-paying tenants. A realtor friend told me to consider filing for "Immediate Possession" rather than going through the eviction process. She said it is much quicker.
The tenants have broken the lease by being nearly two months behind in rent and have moved another family into the home without my permission.
Is she correct? What are the advantages/disadvantages of filing for immediate possession? Do I need an attorney for this?
