What is the name of your state (only U.S. law)? Arizona.
I am selling a free and clear property and will carry the note. If the buyer of this property is delinquent on taxes to the IRS, can the IRS put on lien on the property and move towards an auction. If so, what happens then?

You are RECORDING the sale and your mortgage against the property, correct? If so, your loan should have priority over a later filed lien.
