Purchasing a house at commissioners sale and get former owner OUT

What is the name of your state (only U.S. law)? KY
My spouse and I want to buy a house and several acres at a commissioners sale. We are part owners. One of the owners has lived there for many years and will still be living there when the property sells. We would like to know the proceedure for getting this person out of the house after the sale. The person does not and has never paid rent. We do not believe they can afford to purchase the property. And they have made it known that they will not move no matter what. What can we do? What steps, and how long will it take? Can we file papers to get person out ourselves or do we need a lawyer?
They do not allow other owners in house, and court will not remove them before sale.

Once you are the sole owner, you serve the tenant with notice to terminate the tenancy (in most states, 30 days notice is required) and if he does not leave by the end of the notice period, you file in court to evict. A lawyer would be helpful but you can read up on how to evict in your state and give it a try; however if the tenant has a lawyer it is definitely a good idea for you to have one.

Actually it can be as little as 14 days in Kentucky, but the rest of the above is spot on.

Would anyone happen to know a step by step procedure to do this asap after sale? Can we do it ourselves or do we need a lawyer?

It should be all spelled out in your state's landlord-tenant statutes. Do some googling and reading. If you don't understand what you read...hire a pro.
