Please settle this question for an associate and myself regarding real estate law:

When the deceased dies without a will and there is a real estate asset the family needs to provide what:

I say an Affidavit of Heirship.
My associate says Smalls estate affidavit.

Who is right? ..... For lunch is on the loser
PS is Heirship one word or two?

Background info: Common-law Wife, Stepdaughter and 1 parent and
4 siblings. Property vacant for years.

What is the value of the real estate? Depending on it's value, it may or may not qualify for small estate status.

Warrenty deed, and the offer of 12,000.00 but the value is 25,000.00., according to the Appraisal district. FYI there is a tax balance of $4500.00.

According to the Appraisal district it shows owner's last name, first name then followed by " est ".
