I mistakenly help out someone who I thought was a friend by letting her temporary stay in my trailer on my property for free. She repaid me by stabbing me in the back. So, I want her out now! It is every thing I can do to keep from just going out there and kicking her out. But the law seems to say that I can't. Or can I? What could the consequences be? I am starting on the legal course and it's time consuming expense's mumbo jumbo route. But I want her out NOW! Is there anyone who can give me any suggestions on how I can go about accomplishing that? I am desperate. At this point I am not to concerned about the legality of it. Please, I would appreciate any advice or anything anyone has to say to accomplish it.

You should be concerned about legality......Follow the law for your area otherwise she will end up owning that trailer

How is that????? What kind of right could she have? remember I was doing her a favor.
It doesn't matter that you were doing her a favor. She is a tenant. As a tenant she has RIGHTS! Just because you don't want to play anymore doesn't mean you can ignore the rules. You became a landlord when you let her stay. Now you have to continue being a landlord and follow the proper course for eviction.

Are you looking for LEGAL advice or ILLEGAL advice? If legal, you have been told. If illegal, you will not be told.

She is a "tenant" even though she has paid nothing?
Once she passed 30 days in the unit, the State automatically created a month-to-month lease for her for BOTH your protection and hers.

Now you know why you never let someone stay without anything written down. You as a LL, must abide by your State's LL/T laws with regards to eviction. Minimum 30-days notice ON OR BEFORE the next rental period. So the earliest you can get her out is Jan 1. since you missed the Nov. 1 deadline.
