Hi, I would like to know where can I obtain mortgage records for real estate properties located in Miami, Florida. I am not the owner of either of these properties; however, I need this information for a pending law suit. An attorney I consulted advised me that he would charge me several thousand dollars to do this task, so I would rather find a way to initiate this part of the process (pending law suit)

The recorder will tell you if there is a mortgage recorded, but it won't really give you any details other than the company who took it out. It will be fun tracing the current holder of the note (though not impossible) as they are frequently sold (mine was sold twice before I even made the first payment). It won't tell you any of the terms: interest rate, amount remaining, etc...although you can usually make an educated guess.

I'll need to look at it, but you can see the actual documents on my local county's website. I'm not sure if it is the entire 15 pages or so, but you ARE looking at, at the very least, the first page. It takes forever to pull up, but its there.

While the deed of trust has the secured amount on it, I've never seen one with the interest rate on it nor does it tell you (nor can it) how much the principal has been reduced over time.
