What is the name of your state? NM

I was doing some calculations for flooring and I'm off about 230 sq ft. The garage is not included right? I measured all rooms from wall to wall (after realizing something seemed off doing the flooring measurements) and it seems I'm short by about 230sq ft. Thats like a whole bedroom! We were told the home was 1765 sq ft and I'm coming up with 1535 including all closets. What if they lied about the footage? I still need to calculate the heater closet but that is only about 3x5 ft. I'm totally confused here. We have an enclosed patio about that size but it is not heated and I KNOW it is not suppose to be included in the total sq footage.

Is the sq. footage your referring to from an appraisal? If so what they used to determine the result should be in the report.

Sq footage is frequently measured by the outside dimensions, so they include walls. Others don't do this, but they are both considered valid methods. This is why people can see very different sq footages for the same place. You will see other threads about this topic on this forum.

And, if 3 people measured the same house, you'd likely get 3 answers.

I've been in the same house since 1996.

EVERY appraisal, assessor, and insurance company inspector (they send one each time I've changed providers to determine replacement cost) has come up with a different number!

And, if course, we've all seen residential sales in which the value would be the same even if the land had NO house at all. Because all the value was in the land.

Dunno. Is Ca a seperate country?

(Even here in lowly lil' ol' Wisconsin. I did a closing of a house two blocks away for about a million dollars - just a residential size and zoned lot, but facing Lake Michigan. The buyer immediately tore down the house and now has the lot for sale. ZERO sq. footage house. :)).
