Realtor's Responsibility For Disclosure To Buyer

I posted a few months ago about a dead tree I believed to be on the property line between my neighbor and me. It turns out that it is about 6” inside his property line, and he said he would have it taken down. Moving forward, his house is under contract for sale with closing probably in about 10 days. It now appears the current owner has no intention of taking the tree down since they have already started moving. The tree, if it were to fall my way, could easily land on either of my two sheds or fence. It would be easy for the new buyer to not notice the tree since it is in the middle of neighbor's very large overgrown hedge row and outside of neigbor's privacy fence towards the rear of his 1 acre lot. If I notify the realtor who is handling the sale, is she required to disclose the dead tree to the buyer?

Um, no. But, you're more than welcome to tell the new neighbor about his dead tree.
