When tenants don't return keys, what do you have in your lease as a fee for non-return of keys and do you actually charge them that fee or the actual replacment cost?

**A: return keys is listed on the check out sheet with a note t hat tenant will be liable to pay for either re-keying or replacement of the locks.

Charge tenants a key fee and have lock changed with every new tenant.

Sell as a security feature, no worries on circulating copies...

Why chase down cash from the long gone? ;)

**A: no need to chase down cash as the cost is directly taken out from the security deposit.
 
What if one of your properties has a garage door lock that can't be rekeyed or simply replaced like a regular door handle/lock?
 
Why couldn't the garage door be re-keyed? Those door locks can be replaced the same as any other. They have a cylinder to remove and replace. You can get them at any hardware or big box store. If you mean the remote, just change the remote code on the opener and the remote.

**A: have you seen the real old one piece garage doors that weigh a ton? The locks can't be rekeyed since they do not make them anymore.
