What is the name of your state? Nevada

I’m thinking of renting out my house when I buy a new one. After reading the horror stories on this site, I’m considering videotaping the condition of the house, hopefully with the renter present, prior to them moving in and then after they move out.

So my questions are:
1) Is the tape admissible in court?
2) Do I have to get the renter to say it’s okay to tape them on the video?
3) Is there anything I should be aware of like something on the video overriding what’s in the lease?

Should I have to keep some of the deposit I don’t want to rely on the video and then find out it’s not admissible and I should have taken pictures. Maybe I’ll do both?

Do the video and the pictures.
They will both hold weight in order to show the condition of the apartment.

You do not have to tape the tenants , just the home .

You might also want read your State's landlord tenant laws , and have a walk through list , a copy for each of you , one before move in, and one upon move out .

Perhaps you can find a sample of a walk through list on-line .

Have photographs and written inspection report.

Video tapes are almost impossible to play in court.

If you don't know what you are doing, hire a professional property manager to do leasing, screening and first lease up...then you can take over if you want....if you mess up, it will cost you BIG $$$$

A battery operated portable DVD player is under $100 in these parts ;)
