The OP is not a new landlord .

The OP admitted having an illegal basement Apt.

The OP successfully evicted at least one nuisance tenant .

The OP has an Attorney .

If the OP wants to be a business landlord , the OP should at least learn and adhere to the landlord / tenant ( yes each has rights and responsibilities ) .

To come on an legal advice forum under landlord tenant law and always post as if the LL is god , is not factual , but an opinion .
1. I am a new landlord, my house is my first and my nightmarish tenant is my first and the very first to occupy my new house.

2. My illegal basement was immediately removed, so i do not currently have one. Since it's been removed, it's not longer a problem. My question is, is it still a problem to you?

3. No i have not successfully evicted my tenant. She is still in there and i am hoping i get a final eviction permission from the judge soon.

4. Yes, i have an attorney now. Thank you very much for getting that right out of many things you either failed to comprehend in my post or you just simply chose to make up to let yourself sound reasonable or give you something to talk about cos i don't get it. Was my post that hard to read? Or where did you get all these information from? That i am not a new landlord coming to the forum to pretend as one. Are you okay?

5. I don't want to be a business landlord, i don't run a real estate corporation and don't aspire to do so. It's simply my first home, where i live in and the extra income on the 2nd apartment can aid in my mortgage. I have no regrets in buying my home, just bad luck with the hellish tenant i hope i can get out soon, thank you very much.

Thanks for your post but you are definitely misinformed. Hope i have been able to make things clear? Thanks for reading :D and please feel free to read it 2ce or more for better understanding. *muah ;)

Being a landlord, whether you own one rental unit or 100, IS A BUSINESS. If you are not willing to learn the LAW on how to run your business, then you need to stop renting out your building.

Buy the book "landlording" by Leigh Robinson and pay a visit to the Mrlandlord website. You will learn a lot about the business you are in and will be less likely to fall prey to prof. tenants.
