I am getting really upset, I already posted here that my landlord wants to sell the house... great! no problem! but first since he is selling the house for the first time he wants to fix something... (which we did not broke, for example mold built on roof) Now they want me to stay at home tomorrow between 12 and 12 pm because the contractor is coming over... I work!!! I cant!! the landlord wont be there... I am not going to leave an estranger inside my house!!!! Who will pay if something then get missing????? NO !
We notified him 3 days ago about a broken dryer and NO WORDS FROM HIM !!! OF COURSE.... like in the past (that is why 2 burners of the oven don’t work, the garbage disposal does not work and the dishwasher works when it wants....) what can I do????
besides I am upset because when we had the hurricanes on 2006.... we cleaned up the front since all the landscaping die... he received a letter from the association demanding landscaping, he call me and pf course we comply and I put the landscaping back again... Now that he wants to sell he wants to take all my landscaping down and put same on his own... should I charged him for the money I spend???? was that my obligation to put landscaping?? (my contract does not state that)

what are my rights? I have to loose work because of this? who will pay my loss hours of work?

Your LL is not the problem. YOU ARE!

You need not be there if you don't want to be. Your presence is not required.

Yes, the landlord can replace your landscaping at will.

why did he made me paid for it when it was a natural desaster back on 2006?????

if the landlord wont be there... why I have to leave the door open for extrangers??? what happens if something gets missing... I live in Miami.... not a really safe place....

Let him supply the key. Not your problem if he doesn't have one.
and then I just call him.... I ask if these people will fix my dryer as well... IF COURSE HE SAID NO.... I already told him last wednesday, now he says he will send his dad (80 year old men who tried to fix staff in the pass with no luck) next wednesday???? How many days I have to give him to fix my dryer??? its being 2 weeks!!!!

It is clear that it is time for you to give thirty (30) days notice and move-out. The issues you described are only mounting. Trying to repair damages on top of repairs is never-ending. The LL does not want to provide the repairs because LL is more focused on the structure that is being sold. The tenant does not want to move but insists upon complaining without recourse. Just move. It’s simple and justifiable.
 
Are you a month to month tenant? Then go ahead and give the required notice to move and do so...if not, you can't just give notice and move if the landlord doesn't respond to your requests for repairs. If there is a repair and deduct law in your state, I would follow it by making the repairs and deducting it from the rent (again...follow your state laws).

The questions should be WHY did you pay for it? and why are you complainting about it two years later?

he made me do it or the association was going to give ME (supposedly) a fine... and now I am complaining because he wants to put new landscaping so he could sell the house easier (my landscaping is not bad.. it is nice) that is making me angry!!! why if he cares sooooo much about the landscaping did not do it before..!!????
my lease ends on June, but I am tired of having to go to a coin laundry and having to used only 2 burners of the stove (which he never repair and I told him about it around 5 times)
 
Quit telling your LL about repairs. Send him a written request for repairs, mail it certified mail, return receipt requested, and keep a copy. You cannot have proof of repair requests when you just ask for them verbally. Without proof, you cannot take further action.

I cannot give directions to fix the DW or the disposal on here. But if the stove is electric, unplug those 2 nonfunctioning burners and clean the contacts. Many times, something will boil over on the stove and soil the contacts. Clean these well with a degreaser, then bend them gently apart SLIGHTLY. Plug them back in and they will probably work fine. This is usually a cleaning problem.

I've never heard of mold on the roof. Moss yes, mold no. If he wants the contractor inside the house, he can come let him in or provide him a key. Although if the guy is going to work on the roof, I don't see why he needs inside.

The appliances and fixtures were operational when you moved in. The appliances and fixtures are now all dysfunctional since you moved in. No one used the appliances and fixtures in the apartment except you. Now, you want to make this all the LL’s fault. I disagree. The tenant is responsible to maintaining the appliances and fixtures without damage. Wherever you move you will probably have the same or similar problems with appliances and fixtures.:rolleyes:
