What is the name of your state (only U.S. law)? Colorado

I have been renting my home since October of 2007. I signed a lease for a year. Recently the place has been sold so I have a new landlord. She came to speak to me at the end of June and notified me that my rent will be going up 100.00 with the change being made on August 1st. Can she do this?

I agree. She has to honor the terms of the current lease. Does your lease reference rent increases at all? If not, she can't raise the rent until the next lease term.

However, what does your lease state about termination? She may be able to terminate the lease somehow and either start a new one or demand payment for the remainder.

review your current lease to learn if the lease is terminated when the property is sold. Look for any wording that allows ANY of the terms in the lease to change with a transfer of the lease or sale. IF you find nothing that permits any changes to be made then I suggest you ignore the increase and when they say anything about it make a copy of the lease and ask them to point out to you where in the lease they have the right to change any terms of the lease & consider making sure you give proper notice and vacate at the end of the lease. SEE I think your LL must be real new at owning rentals other wise he/she would already know that they cannot do that so likely they are gonna get upset IF your able to prove that the current lease stands as is and you do not agree to any changes.

I checked my lease and it does not state anywhere on it about selling the property, so does this mean they cannot raise my rent. Also when she informed me that my rent will be raised for the payment due on the 1st of August it was verbal and not in writing and I did not sign anything. Can she do this?

I reviewed my lease and did not see anything about selling of the property or new landlords. Also when she told me about the increase due on the 1st of August she did not put it in writing therefore I did not sign. Do you know where I can find a state law stating that this cannot be done?

Forget state law. Look to the four corners of your contract. If it stipulates fixed rent for a fixed term (with no exceptions), it must be honored through the term.

What???? A contract cannot supercede state law. Don't ever forget state laws because those are what would be enforced in court.
