What is the name of your state (only U.S. law)? Delaware
I am a landlord. My tenant leases a 4 bedroom house from me. Her lease clearly states no renting of rooms or subleasing unless approved in writing by landlord. She has rented a room to another woman who is now not paying her share. My tenant has given the "illegal" 30 days termination notice. The "illegal" is also now accusing my tenant of stealing from her room ( a watch and some cash) and causing a medical respiratory problem from running the self cleaning oven at night (a matter she plans on filing a claim against MY homeowners insurance for). She also has had a male guest staying over who now claims he is her husband so that gives him the right to be there. They have told my tenant that she's going to be "in a lot of trouble for all the stealin'." I don't necessarily want to evict my tenant but do I have any rights to evict the "illegal" and her husband and does she have rights to stay and/or file a claim? Since the "illegal" doesn't exist as far as I'm concerned, can I change the locks and provide new keys to my tenant?
