Eviction without relocation assistance

What is the name of your state (only U.S. law)? CA

We're trying to evict tenants due to bleach of lease agreement and that's one of the legal reasons to evict tenant in our city or most of the city in US.
However, we're required to pay relocation fee to tenants even if they bleached contract....

We were told that there are three reasons exempt from relocation fee and we don't think bleach of contract is not applied to one of them...

Does anyone know anyway to evict tenants without relocation fee..?

Do you have a clear, unbleached copy of the contract?

BREACH of lease...?

I live in LA (city).

Is your property rent-controlled? If it's not, then you do not need a reason to evict, and no relocation assistance is required.

If it IS rent-controlled, then most BREACHES of a term under the lease agreement are valid reasons to evict that do not require payment of relocation expenses.

Google Los Angeles Rent Stabilization Ordinance for more info on the rent-control guidelines. This can help you figure out whether or not you fall under rent control (you may not - single family residences used as such are exempt, and there are other exemptions as well), and what the 12 valid reasons are to evict if your property is governed the rent control ordinance. It can also tell you which of these 12 valid reasons to evict require relocation assistance payment to your tenants.

LAST BUT NOT LEAST... If your property is subject to rent control, READ THE RSO AND GET FAMILIAR WITH IT. Be prepared to better handle any future eviction issues.
